Elliott House is a Build to Rent development by Grifo Developments — a developer with whom Ademchic has built a sustained working relationship across multiple BTR projects. The brief was to create a residential scheme where the interior design actively supports the operator’s commercial model: attracting residents, reducing void periods, and building the kind of loyalty that sustains long-term occupancy.

Build to Rent demands a different design logic from for-sale housing. The specification must be durable enough to withstand turnover, refined enough to command premium rents, and distinctive enough to differentiate the scheme in a competitive lettings market. Every material choice, every spatial decision, every amenity was evaluated through that lens.

Interior Design for the Operator Model

Ademchic designed the apartment interiors with the BTR operating model in mind — specifications that balance aesthetic quality with commercial resilience. Materials were selected for longevity and ease of maintenance without compromising the residential feel that attracts and retains tenants.

The spatial planning ensured every apartment performed efficiently — maximising lettable area while maintaining the proportions and flow that make a home feel generous rather than optimised. Kitchens, bathrooms, and living spaces were designed to a consistent standard that reinforces the brand promise of the development.

The amenity strategy was designed to support the operator’s commercial objectives — creating shared spaces that residents actually use, that justify service charges, and that differentiate the scheme from standard rental stock. Each amenity was positioned within the building based on how residents would experience the journey through shared spaces, not on where leftover floor area happened to fall.
