The Brief
Homes Made for Living

Wynsterne is a collection of nine three-bedroom family homes in Streatham Vale, designed by Goldstein Heather Architecture. The development occupies the site of the former Rowans Surgery on Windermere Road — a brownfield plot that had sat redundant since the practice closed in late 2022. The architecture reinterprets the rhythm of classic London terraces through warm brickwork and Portland stone detailing, creating a street that feels established from the outset. The site is well-positioned: Streatham Common station within walking distance, good schools nearby rated Outstanding, and a neighbourhood with strong community identity.

Belmont Property came to us for a repeat commission that reflects a shared approach to design-led development. The site presented a particular challenge. Replacing a healthcare building with family housing on a residential street meant the architecture and interiors needed to feel considered.

Interior Specification

Purposeful, Warm, and Built for Modern Times

The ambition was homes that respect the context of Streatham Vale while offering something genuinely better than what dominates the local new-build market: purposeful, warm, and built for modern times.

Our design centres on the open-plan ground floor — kitchen, dining, and living space that opens directly onto private south-facing gardens. Large windows and a dual-aspect layout draw natural light through from morning to evening, highlighting the modern and elegant fittings throughout. A separate cloakroom and well-planned storage were introduced to keep the everyday clutter of coats, bags, and muddy boots out of sight.

On the first floor, two double bedrooms and a family bathroom were designed to offer flexibility — each room adaptable as a bedroom, guest room, study, or playroom as life unfolds. The top floor was created as the principal suite with en-suite, dressing space, and generous natural light. We developed a virtual reality show home so buyers could walk through the interiors before a single finish was specified on site — testing spatial flow, furniture placement, and storage to confirm the layout delivers on its promise.

Specification & Finish

We specified contemporary straight-plank flooring and matt black ironmongery throughout the ground floor. Kitchens took a Nordic-inspired direction — clean lines, marble-inspired worktops, mosaic tiled splashbacks, and integrated Bosch appliances. Lighter and more pared-back, the palette was a deliberate response to the architecture and the neighbourhood. Bathrooms pair brushed nickel brassware with fluted wall-hung vanity units and large-format tiles to create a sophisticated, sleek impression.

Bespoke touches separate these homes from standard developer specification: smoked glass shelving joinery in the living rooms, feature painted walls, an oriel window in the second bedroom. Every home is fitted with an Avande SELECT smart home portal, pre-configured to the home’s systems so buyers can add lighting, audio, security, and comfort upgrades with guaranteed compatibility.

The Outcome

From Interior Design to Branded Development

Wynsterne launches not just as nine houses with an interior specification, but as a branded product. Ademchic designed the property branding and sales brochure alongside the interiors, creating a unified identity. Marketing collateral and interiors share a narrative and a material language that positions the development as something distinct in a market where family homes in this price bracket rarely receive this level of design attention.

The repeat commission from Belmont Property reflects a shared approach: homes designed with purpose at every level, where interior design and property branding work together from the outset. From a design perspective, Wynsterne demonstrates how interior design adds value to a residential development on a constrained site — transforming a redundant building into a collection of homes that feel rooted in their neighbourhood and ready to grow into.
